Leasehold pre-acquisition building survey in central Winchester

Our client was looking to enter into a commercial lease of this mixed use property in the centre of Winchester. As a result they wanted to understand the condition of the property and any future liabilities that would come from taking on the building on a Full Repairing and Insuring (FRI) basis. Along with the commercial building survey they also required a photographic schedule of condition to accurately document the condition of the premises and limit their leasehold liabilities.

We liaised with our clients commercial agent to facilitate access, review the draft lease documents and heads of terms so we had a complete picture of our client’s potential liabilities. Our commercial building survey report detailed the condition of the building fabric and building services, providing recommendations for any remedial works and maintenance liabilities over the first 5 years of occupation along with associated costs.

Our schedule of condition was produced in the same visit allowing a cost effective approach to our professional fees. This schedule documented the condition of the property and was included in the lease to provide clarity on the condition and arrangement of the property.

We knew that time was of the essence and our pragmatic approach allowed us to inspect the property within 24 hours of being instructed with our reports being ready within 3 days of our inspection. This allowed our client and their stakeholders to meet their tight timescales in completing the commercial lease.
