Acting for the Tenant of a central London office space, preparing a dilapidations assessment report and negotiating the Landlord’s claim. Our expertise and guidance saving over £158,000 for the customer.

We provided a two stage approach to our dilapidations guidance, over the course of 6 months. Firstly we provided an initial assessment of the Tenant’s dilapidations to allow them to better understand and plan for an eventual claim from the Landlord. Following the Landlord’s claim which was over £300k we were engaged to negotiate the claim on behalf the Tenant.

Provide an accurate report outlining the Tenant's dilapidations liabilities before lease end then representing the Tenant in negotiations with the Landlord.

Our services allowed our customer to arm themselves with the knowledge and greater understanding of what the Landlord was likely to include in their dilapidations claim and provide some strategic guidance around their exit of the premises. Once the Landlord’s dilapidations claim was served we were appointed again to represent the our client in negotiations with the Landlord.

Our knowledge, experience and unique negotiation style allowed a £158,000 saving on the Landlord’s original dilapidations claim representing huge value to our client.
