Leasehold pre-acquisition building survey on this former public house in Brighton

Our client was looking to enter into a commercial lease of this former public house in the centre of Brighton. The Landlord had carried out some works to the property which were incomplete and the nature and age of the property meant they were rightly cautions about what condition the building may be in.

The purpose of our instruction was to get a professional opinion of a chartered building surveyor on the condition of the property and report on any compliance items that may need to be addressed.

Our detailed report allowed our client to negotiate with the Landlord to get the best lease terms.

Our comprehensive report of this property allowed our client to be armed with the information they needed to go into any transaction on the property with the ‘eyes wide open’. Bressummer A.R.K. reported on the poor condition of the building fabric and short fall in building service systems that would need to be addressed along with recommendations on remedial works and associated costs.

Aside from this, the nature of the incomplete refurbishment works carried out by previous parties were raised along with the poor energy performance rating of the property and its non-compliance with the Minimum Energy Efficiency Standards (MEES) Regulations 2018.

All this information and our follow up consultation allowed our client to negotiate with the Landlord in order to gain a lease on the best commercial terms possible. We also produced a schedule of condition of the property for inclusion in the lease.
